5 Things You Should NEVER Do When You Sell Your Home

Are YOU thinking of SELLING this year?  In my business I deal with a good mix of Buyers and Sellers.   Through my experience I have taken note of the things that Sellers do that drive my Buyers nutts!  When you're trying to SELL your house for TOP DOLLAR it is crucial to avoid making the mistakes that I see so many Sellers make! Below is a list of the Top 5 Things You Should NEVER Do When You're Trying To Sell Your House!



1. You should NEVER be at home during showings!

Put yourself in the shoes of the Buyer.  If you were going to try and find your dream home, you'd like to try and picture yourself living in the house before you bought it.  You'd probably also like to feel comfortable to speak freely about the things you like and the things you don't.  When Sellers are at the house during showings it creates a tense and awkward vibe in the house that is a major turn off for most Buyers.

My suspicion is that the Sellers who are home, are incredibly eager to SELL their house.  Remember this:

"Houses sell houses - home owners and Realtors are just there to screw it up"

Let your beautiful house sell itself and get out of the way!

2. You should NEVER leave your pets running around for showings!

You may love your pets - I'm sure they're great.  As much of a dog or cat lover you may be - some people aren't.  A successful showing leaves Buyers feeling comfortable in the house.  For someone who doesn't like pets - your cats or dogs may make them feel really uncomfortable!

3. You should NEVER leave a mess in your house for showings!

In this market you've got ONE SHOT at impressing home buyers.  If you're looking for TOP DOLLAR you better impress the heck out of them!  Dishes in the sink, laundry on the floor and closets that are so full they're about to explode are all major turnoffs for Buyers.  If you want to sell for the max - clean up in the morning!

4. You should NEVER list your house without having a Professional Staging Consultant and Photographer come through!

Again - you've got ONE SHOT to impress Buyers.  Usually the first place you impress them is online.  It is crucial that you hire a Realtor who will provide these services!  The online presence is where you usually win or lose people.  Without a Staging Consultant it's not realistic to assume that your house is looking it's best!

After you get the Staging Consultant to work their magic - wouldn't it be a shame to take crappy pictures?  The next step is to get in a Professional Photographer in to take some killer pictures!

NEVER settle for a Realtor that won't provide BOTH of these services!!

5.  You should NEVER list your house without knowing the exact Marketing Strategy of your Realtor (We live in a digital world - it better be a killer strategy!!)

Let's face it: Unless it's your Birthday - surprises suck! - Know what you're getting before you sign the agreement!

As you learned in #4, online presence is KING.  In this digital world we live in, some Realtors are falling behind.  If I were going to list my own home today - the number one question I would ask my Realtor would be "What does your marketing strategy look like and why is it superior?"
